JBM provides home watch services to travelers, snowbirds, cottage owners, homes for sale, and absentee homeowners in Upstate NY’s Columbia County, Eastern Greene County and Northern Dutchess County.

Basic Property Checklist

Upon completion of every home watch check, a notification with complete details of objects checked will be sent to the client. Through use of the client portal, you will also have access to these home watch reports, including all historical home watch requests.

Interior

• Alarm system check
• Check doors and windows are locked
• Flush toilets, run faucets (why? to prevent dried gaskets and prevent leaks)
• Check sinks, drains, showers, tubs for leaks or backups
• Check for frozen or broken pipes
• Check for signs of pest infestation
• Check mouse traps
• Check for signs of mold, sounds or smells
• Refrigerator running/temperature
• Heating/Cooling is working
• Well pump working
• Check hot water heater
• Check sump pumps, basement for water
• Smoke detectors
  • Replace batteries as needed
• Security lights
• Water softener salt level
• Check breaker box for tripped breakers
• Reset clocks (if applicable)
  • Report power outages
• Digital pictures

Exterior

• Check mailbox for mail and tampering
• Check mail
• Remove solicitation papers, newspapers etc
• Check doors and windows for damage or signs of vandalism
• Visual inspection of lawns and landscaping
• Check outside hoses, faucets for leaks. Ensure off.
• Check for signs of pests (bee’s nests, bird nests etc)
• Check security lights
• Sweep front entry
• Check garage door
• Check ground level gutters/drainage
